Otis Street Redevelopment

Atlantic Management worked closely with the Town of Westborough and Amazon to create a Robotics, R&D, Office, Manufacturing, and Logistics campus in excess of 680,000 SF that benefited the surrounding community and created a hub for innovation

About the Projects

50 Otis: In 2017 Atlantic Management Corporation purchased the 66.7-acre former AstraZeneca campus located at 50 Otis Street in Westborough, MA. Atlantic Management saw the property as a perfect fit for the kind of high-end Research and Development, Pharmaceutical, or Manufacturing development that the market demanded. Atlantic worked closely with the Town of Westborough and Amazon to realize a vision that benefitted the community and created a landmark corporate destination for Robotic Innovation.

In 2019 Atlantic Management executed a long-term lease with Amazon and went on to develop over 410,000 SF of state-of-the-art R&D, Manufacturing, and Office space for Amazon Robotics. The build-to-suit redevelopment was conducted in phases and consisted of significant demolition of existing structures on site, renovations of existing 50,000 SF office space and 77,000 SF of high bay warehouse space, and 285,000 SF of new construction.

54 Otis: In 2020 Atlantic Management Corporation purchased the 1-acre parcel located at 54 Otis Street in Westborough, MA, and would go on to incorporate 10 +/- acres of 50 Otis land on to the site, leaving approximately 11 acres of developable land abutting the 50 Otis property. In 2022, Atlantic Management executed a long-term lease with Amazon for a 100,000 SF, 30’ clear R&D and office headquarters build-to-suit for their AmazonGo division. The project consisted of demolishing an existing single-family home and constructing a state-of-the-art ground-up facility. The building incorporated sustainable elements into the design and construction, including all-electric mechanical systems, an on-site stormwater recharge system, EV charging stations, and a PV-ready roof.

64 Otis: In 2021 Atlantic Management Corporation purchased the 36-acre Red’s Farm Stand property at 60 & 64 Otis Street in Westborough. That same year Atlantic Management signed a long-term lease with Amazon and redeveloped the greenfield site into a 171,000 SF Sub Same Day fulfillment center, which enables expedited same-day delivery of e-commerce orders to local customers. The redevelopment of the site included significant remediation and replication of an existing isolated wetland, along with the construction of a new 171,000 SF, 30’ clear high bay building with surface parking, loading facilities and stormwater management improvements. The building also incorporated sustainable elements into design and construction, including a PV-ready roof, EV charging infrastructure, and all-electric mechanical systems.

A bright future for Otis Street Development: Throughout the 4-year duration of the three projects, Atlantic Management worked closely with the Town of Westborough and the Westborough Planning board to amend the zoning along the Otis Street corridor to allow increased land use flexibility to continue the growth of robotics research and development along the Otis Street Corridor. Atlantic Management assisted the Town in their efforts to obtain $5 million in MassWorks and MassDOT grant funding for future street infrastructure improvements along the Otis Street corridor.
