Located just off Route 128 in Burlington, Wayside Commons is the premier lifestyle center in greater Boston, boasting nearly 200,000-square-feet of premier retail opportunities in an attractive, open-air and pedestrian friendly village. Wayside Commons is the first regional development of its kind, and it continues to attract thousands of destination shoppers each year while generating nearly $2 million in annual tax revenues for the Town of Burlington. Patriot Partners LLC, a joint venture of Atlantic Management and Mohawk Partners, purchased the property in 1999, which housed a series of aging commercial buildings and at-grade parking spaces. Although Town leaders had recently updated the property’s zoning to make way for a larger commercial development, Patriot Partners introduced a grander development proposal – a vibrant retail center in the heart of Burlington’s office and medical district to provide much-needed amenities to area workers and visitors.
In September 2004, Burlington Town Meeting members overwhelmingly approved the building plans after working closely with the development team to further refine the vision for the project, which included limitations on facility heights and restrictions on “big box” retailers. Wayside Commons opened in September 2006, welcoming a variety of high-end retailers and restaurants to Burlington, including L.L. Bean, West Elm, Ann Taylor Loft, The Capital Grille and Not Your Average Joe’s.
Patriot Partners coordinated the entire revitalization process – from site acquisition to rezoning through redevelopment – and delivered a truly unique product that met a community need, transformed an underutilized property and created a beautiful, customer-focused retail destination.
In 2012, Wayside Commons was sold to the Wilder Companies for $100.5 million.
